I recall so many wonderful moments with my little 3 daughters, 2 coming every summer from the US and the third, the littlest, the boss. So many Saturdays were spent in the Kikar walking, eating a thing here, another there...Plenty of people doing the same.
Am sorry to hear its degradation. But, and a big but, as many architects, as many opinions. On the one hand,...on the other... and there are no hands left.
I suggest that no grandiose project is needed to replace another. I am sure that minimal changes, at the most economical possible, can bring this place to its former success. Give it to a businessman, specialist in malls, to develop and make money from it; NOT TO AN ARCHITECT! The businessman will hire the architect.
