With the gross overspending Iran went through by burying their nuclear program deep underground under 20 meter thick reinforced concrete, spreading and duplicating their facilities far and wide within Iran (including population centers), ringing their facilities with sophisticated defensive systems, etc., Iran would have to wait over a hundred years for a return on their investment. That's obviously not a good business decision in industrial terms but it makes a lot of sense for ran's real "business" dealings which are far more sinister.
