Four rooms for NIS 500,000

Last week TheMarker Real Estate presented several examples of relatively affordable housing in non-central Israel. For around half-a-million shekels, you can buy a four-room apartment that doesn't fall short of the quality available in Kiryat Ono, Herzliya, Rishon Letzion or even the real estate Holy of Holies - Tel Aviv.

Last week's offerings included the Nahariya Yeruka project in Nahariya, Morad Hanahal in Shlomi, Hagdud Hashlishi in Safed, Carmiela in Carmiel, Marom Ariel in Ariel, and Azorei Barnea in Ashkelon. This week TheMarker presents more examples of good opportunities scattered through the land, though as said, not in the prime property areas of the center.

Haifa, Neveh Ganim

Housing prices in the beautiful city of Haifa have been barely touched by the frenzy enveloping central Israel. This is true of the Danto construction company's project Neveh Ganim in Haifa, by Yaakov Dori Street. This is a new neighborhood that began a few years back. The Danto project currently includes two new residential buildings, one already occupied and the other in advanced stages of construction. That one should be ready to roll by August.

A three-room apartment in the project, 80 square meters plus a 5-meter balcony, will set you back NIS 420,000. A 90-square meter four-room apartment with a 5-meter balcony costs NIS 520,000. Each apartment comes with a storage room not included in the area calculation of the flat. Eli Gertel, who's marketing the apartments, says the project is just 1.5 kilometers from the Technion University, which is within walking distance. It is, just note that there's a pretty steep slope to stroll up. Or fall down.

One other thing: This is a wholly new neighborhood just going up, and you know what that means. No, not a chocolate mint on your pillow - it means that more than 10 buildings are slated for construction by a number of different companies. And you know what that means, and no, it isn't a chocolate mint on your pillow, it's construction dust.

Netivot - Nitzanei Dimri

They had been saying that demand was mounting in Netivot, but truth be told, the southern city has now come within the missile footprint, and one has hit the town. Be that as it may, prices in the city are right, especially relative to central Israel.

Y.H. Dimri is erecting Nitzanei Dimri in the city's Hayovel neighborhood. The project includes 56 apartments in two-story buildings, and is expected to be fully occupied by the end of 2008. In exchange for NIS 435,000 you can get a three-room apartment of 97 square meters and a 7.5-meter balcony. A four-room apartment of 108 square meters and a 7.5-meter balcony will set you back NIS 485,000, and a 125-square meter rooftop apartment with five rooms will cost NIS 690,000.

One other thing: This is one of the only projects going up in town.

Be'er Sheva, Hollywood Hills

Then there's Hollywood Hills, a project in Be'er Sheva's Ramot neighborhood, being erected by Yahalomit Peretz. That company's owner, David Peretz, is one of Be'er Sheva's best-known builders. He's also building another project in the so-called desert capital, as well as projects in Beit Shemesh, Eilat and other areas as well.

A four-room flat with 125 square meters and a balcony will cost NIS 520,000. Construction ended a year ago and the apartments have received municipal approval for occupancy (Form 4). Most of the project is occupied but if you're seeking a place for immediate occupancy, this could be the answer for you.

One other thing: According to Peretz, many of the buyers bought their apartments in the project because of its proximity to the city's university. Even so, the rent isn't high, about NIS 2,050 a month. That doesn't assure must returns for landlords.

Be'er Sheva, Ramot Dimri Bet

Now, real estate sources have been saying that housing prices are about to rise in the city, but then they're been saying that for years (presumably, one day they have to be right). Some foresee a real estate renaissance when the army finally moves its training basis from prime real estate in central Israel to the South. Whatever they say and surmise, the fact is that pricing in Be'er Sheva remains eminently reasonable for the nonce.

Not far from Hollywood Hills is Ramot Dimri Bet, in the neighborhood of Ramot, in Be'er Sheva's north-east. You can find a four-room apartment there for NIS 555,000. The flats have 109 square meters and a 9-meter balcony in four-story buildings. The entire project boasts 100 apartments, most of which have already been sold, but some still remain.

One other thing: Until a few years ago, the land on which the buildings now stand, or are being built, had been natural scrub.
